Places people want to be

Vasakronan takes a long-term approach to caring for and developing attractive environments where people want to be, thereby creating sustainable value for our customers, owners and society at large.

As a city developer, Vasakronan wants to create the best conditions for organisations who want to be seen and operate in the city. We achieve this in a variety of ways. Sometimes, through major structural changes, such as the area around Sergelhusen in central Stockholm. Other times, by creating a robust mix of activity, services, retail and cultural spaces at street level.

The organisations and businesses at street level are very important for the total experience of our areas and, as a consequence, for our business. What happens at eye level is always intended to attract people and create a context where people and operations want to be, which also strengthens our ability to let premises on higher floors in the building.

When we develop our properties, streetscapes and areas, we base our decisions on our vision of future-proof cities for everyone, where people and companies thrive. We work strategically and over the long term, based on the insight that every streetscape or area has its character and its potential. We also take active responsibility for creating comfortable green urban environments that are accessible and inclusive. They should feel comfortable and safe at all hours of the day and we take people as well as the environment into account.

To create attractive neighbourhoods, we need to mix. Mixing offices, housing, services and retail that attract a variety of people and operations is what creates a dynamic city. And that is where we can contribute. Vasakronan’s property portfolio is in prime locations in Sweden’s largest growth regions. Often with good access to public transport.

We often own several properties in the same area, which gives us good opportunities to take responsibility for actively developing the entire area, independently or in partnerships with property owners, municipalities or other organisations in the area.

Sergelgatan is one of Sweden's first pedestrian streets. The street recently went through a redevelopment and offers urban shopping, art, culture, digital experiences, neighborhood pubs and after-work hangouts.

A better environment in the heart of the city

The city is a meeting place for many people. To help improve environmental and traffic conditions in city centres, we have taken a leading role in streamlining transportation to and from properties and simplifying waste management. We are actively converting cellar floors in some properties from parking to space for electric vehicle charging stations, EV pools and co-distribution, and for efficient waste management and bicycle parking areas.

Newly built and rebuilt

We can renovate and build new. We always focus on optimising and reducing material use and to opt for reused materials or materials largely produced from renewable or recycled products. Steadily growing demand for long-term sustainable solutions for premises means that offering premises that are produced and maintained with as little environmental impact as possible is a given. And is an exciting challenge.

A good mix

A comfortable city is built on a good mix of attractive offices, stores, restaurants and meeting places, but also art, bicycle parking, charging stations and parking for street food. We have worked for many years with strategies to create areas that are attractive regardless of whether someone works there or goes there for the shopping, restaurants or experiences.

Gems and new possibilities

An important part of an attractive city is creating gems and new possibilities. We are happy to do this, whether it’s opening new rooftop terraces, creating art at the street level or investing in attractive facades and Instagram-friendly locations. Simply put, things that give us all good reasons to pause, enjoy and experience our cities.

A large project portfolio

 

Since 2018, we have invested nearly SEK 25 billion in new construction, extensions and redevelopments. In additional to the development potential in existing properties, we have also approved development rights and future potential development rights that we are working actively to refine and develop. We are happy to present these projects below.

Södra City

Development areas, Uppsala

The vision for Södra City is a dense, green and vibrant part of Central Uppsala. Ambitions are high and the goal is for Södra City to be a role model for sustainable urban development. The area is being developed in stages, and some parts have already been completed. The planned completion of entire area is in 2028 and is being conducted in a close partnership between Vasakronan and the Municipality of Uppsala.

Albydal

Development areas, Stockholm

Albydal and Södra Hagalund are still in early development stages. Right now, we are working on a new detailed development plan for the area that is expected to be completed in 2025. After that, a gradual implementation/expansion can begin.

Lilla Bommen

Development areas, Gothenburg

With its central location by the new Hisingsbro bridge, between Gothenburg Central Station and the river, Lilla Bommen has a key role in connecting the city to the water. Our vision entails transforming the area from just offices into a dynamic waterfront area where people can socialise, work, exercise, have a coffee, take a walk, live, shop and run errands, enjoy the water and much more.

Nya Alviks Strand

Development areas, Stockholm

The vision for Alviks Strand is to bolster an already dynamic office cluster with homes, good neighbours, new businesses, green oases, piers, saunas, cafés and restaurants. Alviks Strand has always been a unique location where the city meets lake Mälaren, nature interleaves with the city, and activity alternates with rest. With the light rail line around the corner and the subway station a short walk away, the big city is easy to reach – meanwhile the waterfront walk, the differences in levels and the green walks offer a sense of space and calm.

Hästskopalatset

Project, Stockholm

We want to preserve and recreate the high-quality architecture from when the building was first constructed with modern technology, then as now, and designs that meet today’s high standards for sustainability. Hästskopalatset will be a unique, timeless and personal place, where classic Stockholm meets the new City.
